SHOWING YOUR HOME

SAFETY
Do not let anyone in your home if we haven’t confirmed a showing with you. If someone approaches your door and asks to see the home, tell them to have their Realtor® book a showing or give them one of the Feature Sheets we provide you with and ask them to give us a call.

We will develop a private webpage for your home that will highlight the features of your property. This comes with a custom link that you can share with anyone that is showing interest in your property. This will be sent to you as part of your Just Listed Package. You can also give door-knockers this link.

It is not always one of our team members hosting the showing. Every Realtor® in the local market has the ability to book showings, open lockboxes, and host showings for their client.

Showing your home can be an intrusive process, and short notice showings can be inconvenient, but the best strategy is to be prepared with limited notice. You never know, a last minute showing could be the one that results in an offer!

These quick tips can help you stay on top of your game and ready to show at a
moment’s notice:

HOW TO GET YOUR HOUSE READY TO SHOW IN 10 MINUTES!
If you are living in your home while it’s on the market, you need to be ready to show at a moment’s notice, even if you request advanced notice. People want to view the property without interference or scrutiny from the current owners. Therefore, it is important that you not be there when an agent makes an appointment to show your home. This checklist has some quick things you can do to get your home ready, and assumes that your home is already relatively clean and depersonalized.

LOCKBOXES
The Central Alberta Realtor’s Association uses a digital lockbox system, Supra, for agents to show homes. A secure, bluetooth device will be installed  (damage free) on your door or railing and local agents will use their smartphone with an app to obtain access. These boxes record information about who opens the box, at what time, and what duration they are there for. This allows us to keep track of who is entering your home; only licensed Realtor’s and Home Inspector’s have access to the app, giving you peace of mind that your home is safe.

SHOWING PROCESS
The typical length of a showing is one hour long and you must leave your home for the duration of that hour. If the requesting Realtor specifies a different length (example: 15 mins, 30 mins, etc.) we will be sure to let you know so you can return home as soon as possible.

SHOWING FEEDBACK
Once a showing is complete, a request will be send to the Buyer’s Realtor for feedback. If feedback is received, we will forward it to you. If no feedback is received, the request will be sent to the Buyer’s Realtor two additional times. Although we hope feedback is received for each and every showing, we cannot guarentee we will receive it.
